Privacy Policy

This Privacy Policy explains how Redwood Tree Apartments and its property manager, BLR Commercial Real Estate, Inc. (collectively, “Redwood Tree,” “we,” “us,” or “our”), collect, use, disclose, and protect information in connection with redwoodtreeapartments.com and features that link to this Policy (the “Site”). Separate notices may apply to applications, screening, resident portals, payments, or other services.
1. Information We Collect
Information you provide
When you contact us, request information, schedule a tour, submit a guest card, inquire about availability, or otherwise communicate, we may collect your name, email address, telephone number, preferred contact method, desired move-in date, apartment preferences, message, and other information you provide.
If you proceed to an application or resident service, AppFolio or another authorized provider may request identity, address, income, employment, rental-history, screening, payment, or other application-related information under separate disclosures. Do not submit Social Security numbers, financial account information, government identification, or other sensitive information through a general contact message unless an authorized secure form specifically requests it.
Information collected automatically
When you use the Site, we and our providers may automatically receive Internet Protocol address, approximate location, browser and device type, operating system, referring page, pages viewed, links selected, visit dates and times, session activity, and cookie or similar identifiers.
Information from other sources
We may receive information from property-management platforms, listing services, referral sources, analytics providers, and other parties when permitted by law and combine it with Site information.
2. How We Use Information
We may use information to:
- respond to questions and communicate about availability, tours, applications, leasing, and resident services;
- create and manage prospect or guest-card records and route inquiries to leasing personnel;
- operate, secure, troubleshoot, analyze, and improve the Site and services;
- understand website traffic, engagement, and outreach effectiveness;
- prevent fraud, misuse, security incidents, and harmful activity;
- comply with legal obligations, lawful requests, and agreements; and
- carry out purposes disclosed at collection or with your direction or consent.
3. Contact Forms, Guest Cards, Jotform, and AppFolio
The Site uses a hosted Jotform contact form. Information submitted through that form may be processed by Jotform on our behalf and may be transmitted to or recorded in AppFolio’s property-management and guest-card systems so our leasing team can respond and manage inquiries. AppFolio also hosts availability listings, applications, resident-login features, and related services linked from or embedded in the Site.
These providers may collect technical information when content loads and process submitted information under their own terms and notices. Review the Jotform Privacy Policy and AppFolio Privacy Notice. Their notices govern independent activities; this Policy describes our use of information we receive.
4. Google Analytics and Cookies
We use Google Analytics to understand Site use. Google Analytics may use cookies or similar technologies, including the _ga cookie, to distinguish browsers and sessions and collect page visits, session statistics, approximate geolocation, and browser or device information. Google Analytics 4 uses Internet Protocol addresses at collection time to derive location information and then discards them before logging.

Browser “Do Not Track” signals are not interpreted consistently, and the Site may not respond to them. Where legally required and technically supported, we will honor applicable opt-out preference signals such as Global Privacy Control.
5. How We Disclose Information
We may disclose information:
- to BLR Commercial Real Estate, Inc., property ownership, and personnel or contractors involved in leasing and property operations;
- to providers supporting forms, guest cards, property management, hosting, analytics, communications, security, maintenance, and professional services, including Jotform, AppFolio, and Google;
- to authorities, courts, regulators, or other parties when required or permitted by law or necessary to protect rights, safety, property, or service integrity;
- in connection with a property, asset, management, financing, merger, or organizational transaction, subject to appropriate safeguards; and
- with your direction, authorization, or consent.
We do not sell personal information for money. We do not knowingly share personal information for cross-context behavioral advertising. If practices materially change, we will update this Policy and provide legally required choices.
6. Data Retention
We retain information as reasonably necessary to respond to inquiries, manage prospect and leasing records, provide services, meet recordkeeping obligations, resolve disputes, enforce agreements, and protect security. Periods vary by information type, relationship, legal requirements, and operational need. Providers may retain information under their agreements and policies.
7. Security
We use reasonable administrative, technical, and physical safeguards designed to protect information. No website, transmission, or storage system is completely secure. Use authorized secure channels for sensitive application, screening, payment, or account information.
8. California Privacy Rights
California law may provide residents rights to know, access, correct, or delete certain information; receive information about collection, use, and disclosure; opt out of certain sales or sharing; limit certain uses of sensitive information; and receive equal treatment for exercising privacy rights. These rights apply only to the extent the relevant law applies to us and the information, and exceptions may apply.

Authorized agents may submit requests where permitted, subject to proof. To appeal a denial, contact us through the same channel and identify the request as an appeal.
9. Communications Choices
You may stop nonessential marketing email or text messages using provided unsubscribe instructions or by contacting us. We may still send transactional, service, safety, legal, application, leasing, or resident communications where permitted. A general inquiry does not override consent language or choices presented in the form.
10. Third-Party Services
The Site links to or embeds maps, neighborhood tools, social media, virtual tours, forms, listings, applications, resident portals, and other third-party services. We do not control their privacy, security, availability, content, or practices. Review their policies before providing information.
11. Children
The Site is not directed to children under 13, and we do not knowingly collect their personal information through the Site. Contact us if you believe a child provided information so we can review and act appropriately.
12. Changes to This Policy
We may update this Policy for changes in practices, services, or legal obligations. The “last updated” date identifies the current version. We will communicate material changes as required by law.
